This Pet Addendum ("Addendum") is made and entered into as part of the Lease Agreement dated January 15, 2026 between James R. Patterson ("Landlord") and Sarah M. Collins ("Tenant") for the premises located at 742 Evergreen Terrace, Apt 3B, Springfield, IL 62704. This Addendum supplements and amends the original Lease Agreement as it pertains to the keeping of pet(s) on the premises. All other terms of the Lease Agreement remain in full force and effect.

ASSISTANCE ANIMALS NOT SUBJECT TO THIS ADDENDUM
Service animals and emotional-support animals (collectively, "assistance animals") requested as a reasonable accommodation for a person with a disability are NOT pets and are not subject to this Addendum. Under the federal Fair Housing Act, 42 U.S.C. §§3604(f) and 3617, and HUD Notice FHEO-2020-01 (Assessing a Person's Request to Have an Animal as a Reasonable Accommodation), Landlord shall not charge a pet deposit, pet fee, or pet rent for an assistance animal, and breed or weight restrictions set forth in this Addendum do not apply. Service animals covered by the Americans with Disabilities Act are defined at 42 U.S.C. §12102 and 28 C.F.R. §36.104 (dogs individually trained to do work or perform tasks for a person with a disability; miniature horses are addressed separately at 28 C.F.R. §36.302(c)(9)). Nothing in this Addendum waives any right of a disabled tenant under federal, state, or local law.
2.
PET DEPOSIT
Tenant shall pay a one-time, refundable pet deposit of $500 prior to or upon execution of this Addendum. This deposit is in addition to any security deposit required under the original Lease Agreement; however, the combined total shall not exceed the maximum aggregate security deposit permitted by applicable state law. State caps include, without limitation: California Civil Code §1950.5 (aggregate cap of two months' rent for unfurnished, three months' for furnished, applicable to all security charges including pet deposits); New York General Obligations Law §7-108 (HSTPA 2019 - security deposit capped at one month's rent, aggregate). The pet deposit shall be returned to the Tenant at the end of the tenancy, less any itemized deductions for pet-related damages beyond normal wear and tear, in accordance with the security-deposit accounting rules of the state in which the Property is located.
3.
MONTHLY PET RENT
In addition to the monthly rent specified in the Lease Agreement, Tenant agrees to pay a monthly pet rent of $50 per pet. This pet rent is due on the same date as the regular monthly rent and is non-refundable. Failure to pay pet rent shall be treated as a failure to pay rent under the Lease Agreement.
4.
NUMBER AND TYPE RESTRICTIONS
The maximum number of pets permitted under this Addendum is 2. Only the specific pet(s) described above are authorized to reside at the premises. No additional or substitute pets are permitted without the prior written consent of the Landlord. Each pet must not exceed 75 lbs in weight at full maturity. The following breeds are prohibited at the property: Pit Bull, Rottweiler, Doberman Pinscher.
5.
PET AREAS AND RESTRICTIONS
Pets are permitted in the Tenant's individual unit and in designated common areas, subject to applicable rules and regulations. Pets must be kept on a leash or in an appropriate carrier at all times when outside the Tenant's unit. The following areas are off-limits to pets: Pool area, community clubhouse, garden beds.
6.
NOISE AND NUISANCE
Tenant shall ensure that pet(s) do not cause unreasonable noise, odor, or disturbance to neighbors, other tenants, or the surrounding community. Excessive barking, howling, or other disruptive behavior shall constitute a violation of this Addendum. The Landlord may issue a written warning for the first violation. Repeated violations may result in the revocation of pet privileges under this Addendum.
7.
WASTE CLEANUP AND SANITATION
Tenant is solely responsible for the immediate cleanup and proper disposal of all pet waste, both inside the unit and on the property grounds. Indoor pet areas must be kept sanitary and odor-free. Litter boxes, cages, and aquariums must be cleaned regularly. Failure to maintain proper sanitation may result in additional cleaning charges assessed against the Tenant.
8.
DAMAGE AND DOG-BITE LIABILITY
Tenant shall be liable for all damages to the premises, common areas, landscaping, or other tenants' property caused by the pet(s), including but not limited to scratches, stains, torn screens, chewed woodwork, damaged flooring, and flea or pest infestations. The cost of repairs or remediation shall be the Tenant's responsibility and may be deducted from the pet deposit. If damages exceed the pet deposit, Tenant agrees to pay the remaining balance within 30 days of written notice. In addition, Tenant assumes full liability for any injury caused by the pet(s) to any person or other animal, whether under a strict-liability dog-bite statute (e.g., California Civil Code §3342 - owner strictly liable for dog bites in public places or lawfully on private property; Florida Statutes §767.04 - strict liability for dog bites) or under a traditional "one-bite" common-law rule (e.g., New York Agriculture and Markets Law §123 et seq.; dog owner's knowledge of prior vicious propensity required). Tenant shall indemnify, defend, and hold Landlord harmless from any such claims to the fullest extent permitted by law.
9.
VACCINATION, LICENSING, AND HEALTH REQUIREMENTS
All pets must be current on vaccinations as required by local and state law, including without limitation rabies vaccination. Tenant must provide proof of current vaccinations to the Landlord upon request and annually thereafter. Pets must be licensed and, where required, microchipped in accordance with local ordinances and state statutes, including California Food and Agricultural Code §31108.3 (dog microchipping) and New York Agriculture and Markets Law §§70-75 (dog licensing). Tenant shall comply with all state and local animal-welfare laws, including restrictions on tethering, crating, and confinement, and shall maintain the pet(s) in good health and promptly address any flea, tick, or parasite issues that may arise. Tenant acknowledges that breed-specific legislation varies by jurisdiction and that some states preempt local breed bans (e.g., restrictions on municipal BSL in certain states); nothing in this Addendum authorizes the Tenant to harbor an animal prohibited by state or local law.
10.
LIABILITY INSURANCE
Tenant is strongly encouraged to maintain renter's insurance that includes pet liability coverage. The Landlord shall not be liable for any injury or damage caused by the Tenant's pet(s) to any person or property. Tenant agrees to indemnify and hold harmless the Landlord from any claims, damages, or expenses arising from the Tenant's pet(s).
11.
LANDLORD'S RIGHT TO REVOKE PERMISSION
The Landlord reserves the right to revoke the pet permission granted under this Addendum upon 30 days' written notice if the Tenant violates any of the terms set forth herein, if the pet poses a threat to the health or safety of other residents, or if the pet causes repeated disturbances or significant property damage. Upon revocation, the Tenant must permanently remove the pet from the premises within the notice period or be considered in default of the Lease Agreement.
12.
ADDITIONAL RULES
Pets must be on a leash in all common areas at all times.
Excessive barking after 10:00 PM may result in a written violation notice.
Pet waste stations are located at building entrances and must be used.
13.
GOVERNING LAW
This Addendum shall be governed by and construed in accordance with the laws of the State of California, the Fair Housing Act (42 U.S.C. §§3601-3619), HUD Notice FHEO-2020-01 on assistance animals, the Americans with Disabilities Act (42 U.S.C. §12102 et seq.), and applicable state security-deposit, animal-welfare, and dog-bite statutes. In the event of any conflict between this Addendum and the original Lease Agreement, the terms of this Addendum shall prevail with respect to pet-related matters. Any provision of this Addendum that conflicts with mandatory federal, state, or local law shall be deemed modified to comply with such law, and the remaining provisions shall remain in full force and effect.
14.
ENTIRE ADDENDUM
This Addendum, together with the original Lease Agreement, constitutes the entire agreement between the parties regarding the keeping of pets at the premises. No oral agreements or representations shall modify the terms herein. Any amendments to this Addendum must be in writing and signed by both parties.
