NOTICE PERIOD
The applicable statutory notice period for this tenancy, having regard to its duration, is 120 days as prescribed by the Residential Tenancies Act 2004 (ss. 66–68, as amended). This notice expires on 13 August 2026, which is not less than 120 days from the date of service.
RTB REGISTRATION AND DISPUTE RIGHTS
This tenancy is registered with the Residential Tenancies Board (RTB) as required under s. 134 of the Residential Tenancies Act 2004. The tenant has the right to refer a dispute regarding this notice to the RTB within 28 days of receipt. The RTB may be contacted at rtb.ie or by telephone at 0818 303 037. Neither party may take any action to enforce termination pending determination of any RTB referral.
CONDITION OF PROPERTY
You are required to return the property in the same condition as at the commencement of the tenancy, fair wear and tear excepted. All keys, access fobs, and any other access devices must be returned on or before the vacate date.

What Is a Notice to Quit?
A notice to quit is a written notice served by a landlord or tenant to terminate a residential tenancy. In Ireland, residential tenancies are tightly regulated by the Residential Tenancies Acts 2004–2022, and a notice of termination must comply strictly with the statutory form and content rules or it will be invalid.
The Residential Tenancies Board (RTB) is the statutory body that administers the residential tenancy regime, registers tenancies, resolves disputes and publishes template forms. A landlord can terminate only on the grounds listed in section 34 of the 2004 Act — including the tenant’s breach, the landlord’s own use, sale, substantial refurbishment, or change of use — and must give the statutory notice period based on the length of the tenancy.
Since the Residential Tenancies (Amendment) Act 2021, Part 4 tenancies are now tenancies of unlimited duration, meaning tenants who pass the Part 4 protection threshold are entitled to stay in the property unless one of the statutory grounds for termination applies. Residential Tenancies Acts 2004–2022
The 2004 Act, as amended to 2022, is the principal statute governing private residential tenancies in Ireland. It sets out the grounds for termination (section 34), notice periods (section 66), and mandatory content of termination notices (section 62). Any failure to comply renders the notice invalid.
Notice Periods by Tenancy Length
Notice periods by tenancy duration are generally: less than 6 months – 90 days; 6 months to under 1 year – 152 days; 1–3 years – 180 days; 3–7 years – 196 days; 7–8 years – 210 days; 8+ years – 224 days. Shorter periods apply for termination for tenant breach following a warning notice and failure to remedy.
Part 4 Tenancies of Unlimited Duration
Since the Residential Tenancies (Amendment) Act 2021, Part 4 tenancies that commenced on or after 11 June 2022 are tenancies of unlimited duration, meaning they continue indefinitely unless one of the statutory grounds for termination applies. The tenant’s security of tenure is therefore very strong.
RTB Dispute Resolution
Tenants who believe a notice is invalid or unjust have 28 days to refer the matter to the Residential Tenancies Board (RTB). The RTB provides mediation and adjudication services, with appeals to the Tenancy Tribunal and ultimately the High Court on points of law.
