I write in my capacity as Landlord of Carter Lettings Ltd to confirm factual details of the tenancy of James Wilson at 8 Willow Street, Cambridge CB1 2AB. This reference is given in good faith on the basis of my own knowledge and the records I hold, in accordance with the duty of care recognised in Spring v Guardian Assurance plc [1995] 2 AC 296 and the principles of Hedley Byrne and Co v Heller and Partners [1964] AC 465. It is limited to statements I believe to be accurate and is not intended to be defamatory within the meaning of the Defamation Act 2013.

TENANCY PERIOD
James Wilson occupied the property at 8 Willow Street, Cambridge CB1 2AB from 2024-03-01 to 2026-02-28. The monthly rent was GBP 1,100.00, payable monthly in advance. This confirmation is provided for the purpose of the recipient's lawful tenant vetting only and is not to be relied upon by any third party without the referee's prior written consent.

RENT PAYMENT HISTORY
Throughout the tenancy, rent was paid on or before the due date without exception. There were no instances of late payment, partial payment, bounced direct debit or formal demand for arrears. This is a factual statement based on bank records and the Landlord's rent ledger.

PROPERTY CONDITION
The property was maintained to an excellent standard throughout the tenancy. On vacation it was returned in a condition meeting or exceeding the inventory and schedule of condition, allowing only for fair wear and tear in accordance with the established principle in Regis Property Co v Dudley [1959] AC 370.

CONDUCT AND NEIGHBOUR RELATIONS
During the tenancy no complaints were received from neighbouring occupiers or local authorities in respect of noise, anti-social behaviour, nuisance or other conduct. The tenant engaged courteously with the Landlord and any contractors attending the property.

RE-LET RECOMMENDATION
Based on my direct experience of the tenancy, I would let to this tenant again without hesitation and am content to recommend them to a prospective landlord or agent.

OUTSTANDING ISSUES
There are no outstanding rent arrears, deductions or unresolved issues arising from this tenancy. The deposit held under an authorised scheme (Housing Act 2004 ss.212-215) was released in accordance with the scheme procedure.

EQUALITY AND NON-DISCRIMINATION
This reference is given solely on the basis of the tenant's conduct and performance of tenancy obligations. It does not refer to, and is not influenced by, any protected characteristic within the meaning of section 4 of the Equality Act 2010 (age, disability, gender reassignment, marriage and civil partnership, pregnancy and maternity, race, religion or belief, sex, or sexual orientation). The referee confirms compliance with the public-facing duties in sections 29 and 33 of that Act (services and premises).

TENANT FEES ACT 2019
No fee or other consideration has been requested or received from the tenant in connection with the provision of this reference. This is consistent with paragraph 6 of Schedule 1 to the Tenant Fees Act 2019, which prohibits charging an assured shorthold tenant for the provision of a reference.
