1.
PARTIES AND PURPOSE
This agreement is made on 15 March 2026 between David and Helen Carter (the "Landlord") and Sophie Chen (the "Tenant") in respect of the residential premises at 42 Maple Avenue, London E5 9BT (the "Property"). Its purpose is to grant a new fixed-term assured shorthold tenancy of the Property, on the terms set out below. Save as expressly varied, the terms of the original tenancy agreement (the "Original Tenancy") continue to apply.
2.
ORIGINAL TENANCY
The parties refer to the existing assured shorthold tenancy (the "Original Tenancy") of the Property, which commenced on 1 April 2025 and was expressed to expire on 31 March 2026. All obligations, warranties and covenants under the Original Tenancy remain binding except as expressly varied by this agreement.

NEW FIXED-TERM TENANCY
The Landlord grants, and the Tenant accepts, a new fixed-term tenancy of the Property commencing on 1 April 2026 and ending on 31 March 2027. If the Tenant remains in occupation after the end of a fixed term without a further written renewal, a statutory periodic tenancy will arise under s.5 of the Housing Act 1988 on the same terms as to rent and payment cycle, until lawfully determined by either party in accordance with the Act.

RENT UNDER THE NEW TERM
With effect from 1 April 2026, the rent payable by the Tenant shall be GBP 1,300.00 per month, payable in advance on the 1st day of each month, without deduction, set-off or counterclaim (save as required by law). The previous rent under the Original Tenancy was GBP 1,200.00 per month. Rent is a "permitted payment" for the purposes of the Tenant Fees Act 2019. Any further variation of rent during the new term must be made by written agreement, or, where applicable, by statutory notice under s.13 of the Housing Act 1988 once the tenancy becomes periodic.
5.
CONTINUATION OF ORIGINAL TERMS
Save as expressly varied by this agreement, all terms, covenants, warranties and conditions of the Original Tenancy shall continue in full force and effect and shall apply to the new term as if repeated here in full. The Landlord's implied repairing obligations under s.11 of the Landlord and Tenant Act 1985 and the Landlord's duties under the Homes (Fitness for Habitation) Act 2018 continue unchanged.
6.
DEPOSIT
The deposit for the new term shall be GBP 1,500.00, held in accordance with ss.212-215 of the Housing Act 2004 and the Tenancy Deposit Schemes Order 2007. The deposit shall be protected in the Deposit Protection Service (DPS) within 30 days of receipt, and the prescribed information shall be served on the Tenant within the same period. The parties acknowledge the principle in Superstrike Ltd v Rodrigues [2013] EWCA Civ 669: where a fixed-term tenancy rolls into a statutory periodic tenancy, or where a new fixed term is granted, the deposit is treated as received afresh and must be re-protected and the prescribed information re-served. Failure to comply may prevent service of a valid s.21 notice and may expose the Landlord to a penalty of between one and three times the deposit under s.214 Housing Act 2004. The Landlord confirms that the deposit has been (or will be within the statutory period) re-protected and the prescribed information re-served.
7.
RENT REVIEW BASIS
The revised rent has been set on the following basis: Adjustment in line with the local open-market rent for a comparable one-bedroom flat in the E5 area and CPI inflation over the preceding 12 months.. The Landlord confirms that the revised rent reflects the open market rent for a comparable property and complies with the non-discrimination duties in the Equality Act 2010. No retaliatory increase is being made in response to a complaint protected under ss.33-41 of the Deregulation Act 2015.
8.
VARIED TERMS
With effect from 1 April 2026, the following terms of the Original Tenancy are hereby varied:

Clause 12 (Pets): the Tenant is permitted to keep one domestic cat at the Property.

Each variation has been assessed for fairness and transparency in accordance with Part 2 of the Consumer Rights Act 2015.
9.
UTILITIES AND SERVICE CHARGES
The parties agree the following arrangements in respect of utility bills and service charges from the start of the new term:

From the renewal date the Tenant shall be responsible for all utility bills including broadband, council tax, water, gas and electricity.
10.
PETS
With effect from 1 April 2026, the Tenant is permitted to keep domestic animals at the Property, subject to reasonable conditions as to cleanliness, nuisance and damage. The Tenant shall ensure that any such animal does not cause damage beyond fair wear and tear, and shall indemnify the Landlord for any directly attributable cost on surrender.
11.
STATUTORY COMPLIANCE ON RENEWAL
The Landlord confirms compliance with the following statutory duties on or before the start of the new term: (a) an in-date Gas Safety Record (CP12) under reg.36 of the Gas Safety (Installation and Use) Regulations 1998; (b) a valid Energy Performance Certificate (EPC) with a rating of at least E under the Energy Performance of Buildings (England and Wales) Regulations 2012 (unless exempt and registered on the PRS Exemptions Register); (c) an in-date Electrical Installation Condition Report (EICR) under the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020; (d) working smoke alarms on every storey and carbon monoxide alarms in every room containing a fixed combustion appliance under the Smoke and Carbon Monoxide Alarm (England) Regulations 2015 (as amended 2022); (e) service on the Tenant of the current version of the "How to Rent" guide under the Deregulation Act 2015; and (f) a right-to-rent check or a valid follow-up check under ss.20-37 of the Immigration Act 2014. A failure in any of (a)-(e) may prevent the Landlord later serving a valid s.21 notice.

13.
GOVERNING LAW AND JURISDICTION
This agreement shall be governed by and construed in accordance with the law of England and Wales. Any dispute shall be subject to the non-exclusive jurisdiction of the courts of England and Wales. Rights under the Contracts (Rights of Third Parties) Act 1999 are excluded save where expressly granted.
By signing below, the parties acknowledge that they have read, understood and agreed to the terms of this Renewal Agreement and that it forms a binding contract.

What Is a Tenancy Renewal and Extension?

Deposit Protection on Renewal

If the UK deposit from the original tenancy remains protected, it generally does not need to be re-protected for a renewal in England and Wales. However, some British schemes require the landlord to update the protection details and re-serve the prescribed information. Check with your UK scheme to confirm requirements.

Prescribed Documents

When renewing a UK tenancy, the British landlord should ensure the tenant has the most recent version of the How to Rent guide (which is updated periodically by the UK government), a valid and current gas safety certificate, and a valid EPC. Providing these at renewal in England and Wales ensures compliance for any future Section 21 notice under English law.

Rent Increases on Renewal

A rent increase agreed as part of a UK renewal is a contractual variation by mutual consent and does not require a Section 13 notice under English law. The new rent should be clearly stated in the British renewal agreement. The UK Tenant Fees Act 2019 does not prohibit rent increases in England and Wales, only prohibited fees.

Guarantor Position

If the original UK tenancy had a British guarantor, the renewal may release the guarantor from future liability in England and Wales unless the guarantee agreement expressly covers renewals. Consider obtaining the guarantor written consent to the renewal or having them sign a new guarantee under English law.
